I'm an big advocate of knowledge is power. The more information you know, the better decisions you can make. The questions and answers below are a few common ones. 

A mortgage pre-approval is a lender's conditional commitment to lend you a specific amount of money for a home purchase. It's important because it shows sellers you're a serious buyer with financing already secured, gives you a clear budget for your home search, and can help you close faster since much of the underwriting is done upfront.
The process from start to finish can take anywhere from 1 1/2 weeks to 3 weeks depending on a variety of factors and loan type. Getting started is easy! You can either click the "Get Started" button on the top of the page to fill out an app or give me a call/text directly.
Qualification is something we review together either before the app or after. It comes down to income ratios and credit score/history. Generally, it's something we can figure out within 10 minutes. Lower scores and income types such as self employment do not immediately disqualify you. There are plenty of different avenues to explore.
Credit score requirements vary by loan type. The minumum needed is 500 for an FHA loan and 620 for a 2nd mortgage.
HELOC stands for home equity line of credit. This is a 2nd mortgage which does not affect your 1st mortgage. It is a credit line that allows you to borrow your equity. It's a very popular choice due to the fact that your monthly payments are based only on what you borrow. For example, you could have a 200k line amount and only use 30k of it. You can pay money back to the line and borrow from it at any time making it a very flexible option. There are also fixed rate options for this as well. A HELOAN is similar but it is a fixed rate lump distribution with a set payback period (15,20,30) years. There is no ability to borrow additional funds later on. These are becoming less popular.

Documents that are needed can vary quite a bit. It depends on the person. The standard documents are a mortgage statement, homeowners insurance, drivers license, and income documentation.
Any type of loan in the mortgage industry that's available. If you've heard of it we can do it.
Initially we can do a soft pull to get some rough numbers and discuss options. Soft pulls do not affect your credit whatsoever. A hard pull is required once we are ready to proceed. It's generally recommended to do the hard pull sooner than later to make sure there are no unknowns and also to get concrete numbers.
Closing costs are a combination of costs from title, the lender, the broker, appraisal (if needed), and prepaid items such as per diem interest. The range of closing costs drastically differs between each loan. You should anticipate anywhere from 1%-5% of the loan amount. Closing costs is something we cover in depth and make sure you understand in detail.
